Tenant Fees

IMC NW Ltd – Letting fee Policy

Holding Deposits:
A holding fee equal to 1 weeks rent is payable upon the start of the application.
Successful Applications - any holding deposit will be offset against the initial Rent and Deposit - with the agreement of the Payee - providing the applicant has provided the correct information. If the application is rejected by the Landlord at no fault of the applicant, the fee is refundable.

Unsuccessful Applicants - If any applicant decides not to proceed with the tenancy for whatever circumstance – the holding fee is non-refundable.

Fees Payable in accordance with the Tenant Fees Act 2019:
Additional variable charges may apply during the course of the tenancy or at the end and are detailed within the Tenancy Agreement E.G.
Late payment charge - £20.00
Loss of Keys - £20.00
Copy of Documents - £10.00
Missed Appointments - £15.00 (maintenance visits, contractor denied access)
Change of move in dates - £30.00 (to re-write all paperwork)
Contract Variation - Admin Fee - £50.00
Contract Termination - Admin Charge - £50.00 (Plus any reasonable Landlord costs, by prior agreement)


Deposit
A deposit equal to 5 weeks rent. The deposit and first month’s rent are payable once the references have been passed and before the tenancy begins.

Landlord Fees

Fees from 5% for Full Management – call for details

New Tenancy Fee £234.00

Court/Admin Fees by negotiation

No other fees applicable unless stated otherwise.
